Commercial quality locking hardware is a term used to describe door hardware that is designed specifically for commercial use. This includes items such as keyless door locks, panic bars, exit devices, electric strikes, exit alarms, weather strips, commercial thresholds and saddles, access controls, vision kits, and commercial door closers. These products are more durable than locking hardware made for residential use, and are designed to handle lots of traffic.
The number one cause of Upvc Door Closing and Locking Problems is misalignment of the Upvc door and it’s frame. Misalignment is normally down to worn hinges and/or incorrectly packed door panels or glass. So how do you check if your Upvc door is out of alignment and how to we remedy it. 1. Take a look at the mitres on the door and frame - they are the diagonal joints in the corners - do they line up with with each other and form a continuous straight line? 2. With your door open place a spirit level on the top of the door, is the door level? 3. Open the door ever so slightly and look down the edge of the door on the lock side, is the gap between the frame and the door consistent all the way down or is it a smaller gap or even making contact at the top? If you find any or all of the above problems then your door and frame is misaligned and that will be the cause of your locking or unlocking problems and if left will only get worse to the point where you will not be able to lock the door or cause damage to the locking mechanism resulting in a multipoint failure. Adjusting the Upvc Door Hinges to fix the misalignment. Most modern Upvc doors have FLAG HINGES fitted that have a up and down & in and out adjustment option. Older upvc doors may have BUTT HINGES fitted that offer a very limited adjustment. Adjusting a Flag Hinge. Upvc Door Closing Problems1. Lateral Adjustment 2. – 3. Height Adjustment or Compression Adjustment Height adjustment can either be No 2 or No3 depending on the make and model of the hinge. Remove the plastic plug No1 and insert an Allen Key into the hole, turn the Allen Key until the door starts to pull back towards the hinge side of the frame a great tip that will help is draw a line with a pencil on the case of the hinge and onto the door this will give you a visible indication that the door is moving in the correct direction, note how many turns you have completed and adjust the middle hinge (if needed) by the same amount until the door is level with the frame. Keep checking after every adjustment to see if the door is closing and locking correctly. If the door still catches on the bottom of the frame or is difficult to lock then you may need to raise the door by removing the plastic cover No 2 or No 3 and adjusting all of the hinges up by the same amount until the door closes and locks correctly. Again mark the position of the adjuster with the pencil until you have determined which one is the height adjustment. This can be determined by closing the door and turning adjuster No1 or No2, if the door moves towards you or away from you the adjustment is Compression, If the door moves up or down the adjuster is the height. If the door has been fully adjusted but still does not close or lock correctly there are a few more things that you will want to try. The first is to adjust the bottom hinge away from the door. This will lift the door on the lock side, but be aware that sending the door out at he bottom will also narrow the gap between the lock and the keeps and any over adjustment may make the lock or door hit the frame or keepers. The second thing you can try is to move the keeps down until they are in line with the locking points - Latch, locking Bolts, Hooks and or rollers. Butt Hinges: Upvc Door Closing and Locking ProblemsButt hinges offer very little adjustment options. The old style type of Butt Hinges have an Allen Key grub screw that holds the hinge pin in position. To adjust these type of hinges, remove the grub screw and turn the hinge pin with an Allen Key to pull the door towards the hinge side of the frame. The hinge may have just one grub screw and pin or may have two. The new style type of Butt Hinges have a cross headadjuster at the top and bottom and can be easily adjusted with a screwdriver. They only offer a very small adjustment but it may be enough to fix the locking and closing problem.
